Based on a review of design preferences, lot topography (from your site plan), and budget, you can now decide on the floor plans and elevations for your home. Your site plan, architectural style preferences, functional and aesthetic needs will all be considered as we go through a "program" interview" that will define room functions, relationships and sizes.

Preliminary Design - From concept to concrete
With the help of our highly talented team of land planners, and architects your plan will begin to take form. This is an iterative process where various design ideas are developed, discussed and reviewed until we have a plan that fits all of your needs and wishes.
The preliminary design will include all floor plans and elevations and you will be able to see exactly what your home will look like. By use of our general specifications checklist, we will start to define and develop the exact material specifications for your desired finishes.
At this point we will develop another detailed line item budget to validate the conceptual budget so you will know the structure cost before proceeding with the final design documents.
Final Design and Budget
After approval of the preliminary plans, the land planner and architect will develop the final construction documents. This includes all plan details ( sections, structural drawings lighting layouts, etc.) that will provide all detailed information necessary to accurately budget and build your home.
BARSALIN will develop detailed bid packages for gather all needed bids and material quotes from identified subcontractors and suppliers that we have partnered with for years. We will show you the details of all pricing and discuss possible cost saving alternatives.
A final review of exact specifications and pricing will be done and any options or alternatives will be explored and decided upon so that there are no surprises during construction.
